Perched on a mountainside with a view of Pikes Peak, this community caters to residents in Tiny Houses. Originally an RV park, it has converted most of its occupancy to Tiny Houses on Wheels (THOWs) and Park Models. While all lots are currently taken, the few occupied by RVs are not considered permanent residents. If someone with a THOW or Park Model wishes to move in, an RVer will be asked to vacate the lot.

The community hosts about 20 THOWs and 30 Park Models. THOWs are permitted as full-time residents because this park was established before zoning rules were enacted. There is a $2500 landscaping fee upon moving in for permanent residents. If you choose to landscape the lot yourself, you will be refunded the fee. Alternatively, you may opt not to landscape your lot; however, you will then be classified as a non-permanent RV resident and could be asked to leave if someone wants to become a permanent resident.

The monthly rent is $600, which includes utilities except for gas and electric. The park owner manages snow removal and road maintenance, and you MUST hook up to the sewer; composting toilets are not allowed. Most of the homes are owner-occupied, though a few are used for vacation rentals.
