Who publishes this site

Nomad Adjacent is published by Nomad Adjacent LLC, founded in February 2024 by Keith Gulbro and based in Denver, Colorado. The site is a marketplace for alternative dwellings — tiny homes, container homes, van conversions, skoolies, cabins, modular homes, ADUs, and park model RVs — serving all 50 U.S. states.

We are not a broker, a lender, an escrow service, or a builder. We do not sell homes ourselves and we do not take a percentage of any sale made through the platform.

How we verify builders and communities

Our builder and community directories are not scraped lists. A record stays unpublished until a human has confirmed the business is real, currently operating, and actually in this industry.

For each candidate we check that the business has a live website it controls, that its stated location and contact details agree across its own site and independent sources, and that it genuinely serves the alternative-dwelling market rather than conventional construction. Records with contradictory phone numbers, expired or spam-compromised domains, or evidence of having closed are held back rather than published.

Photographs are held to the same standard. Every image attached to a directory record was checked against the business's own live site and reviewed by eye. Our publishing tool re-downloads each approved photo at publish time and refuses it if the bytes no longer match what was reviewed, so a page changing underneath us fails closed instead of quietly publishing an image nobody looked at. A record is only published if it ends up with at least one verified photo.

This process is deliberately strict, and most candidates do not survive it. In our most recent directory pass, roughly four out of five drafts were rejected as closed, defunct, off-topic, or domain-squatted.

How our guides are written, and our AI disclosure

Our guides and market articles are produced with AI assistance and published under the Nomad Adjacent masthead. They are bylined to the company, not to an individual writer.

That is a deliberate choice. It is common practice to attach an invented human name and a stock headshot to AI-assisted articles to make them look more authoritative. We do not do that. Our structured data matches our disclosure: the author of these articles is recorded as the Nomad Adjacent organization, because that is who is accountable for them.

Where an article is written by a named individual, that person is credited by name and the article is attributed to them.

Market figures cited in our articles — prices, averages, and inventory counts — are derived from listings on this platform at the time of writing. Because inventory turns over, figures reflect the date of publication shown on the article.

What we do and do not check on listings

Listings are created by the individual sellers who own the property. Sellers are responsible for the accuracy of their price, dimensions, condition, location, and photographs.

We do not inspect, appraise, or take custody of any listed home, and a listing appearing here is not an endorsement or a warranty. Buyers should inspect a home in person, confirm title and any lien, and verify that it can be legally sited and financed where they intend to put it before sending money.

We do verify the buyer side. Every inquiry must confirm an email address or a phone number before it reaches a seller.

How we make money

Buyers are never charged. Searching, contacting sellers, and submitting a financing request are all free.

Sellers list for free and receive their first three verified leads free. After that, each verified buyer lead is billed through Stripe. Sellers are never billed for an inquiry that failed verification, and we take no commission on a sale.

We also refer buyers who request financing to lenders that work with non-traditional dwellings, and we may be compensated for those referrals. A financing referral does not change which listings we show you or the order we show them in.

Placement in our search results and directories is not for sale. A builder or community cannot pay to be listed, to rank higher, or to have a negative detail removed.

Corrections and removals

If something on this site is wrong, we want to fix it, and we would rather hear about it than not.

Business owners can request a correction to, or removal of, a directory record. Anyone can report an inaccurate guide, a stale listing, or a suspected fraudulent listing. Email support@nomadadjacent.com or use our contact form, and include the URL of the page in question.

Substantive corrections to a guide update that article's modified date. Suspected fraudulent listings are removed while we investigate rather than after.
