This RV park features privately owned lots, set up much like a condominium with an HOA. It boasts a beautiful location on the Arkansas River bordering Browns Canyon National Monument. The park has 306 lots, with about one-quarter occupied by year-round residents. Currently, there is a variety of RV-based homes in the park, but there is an active effort to encourage more aesthetically pleasing units. New residents are trending younger, with a growing interest in park models and tiny houses on wheels; in fact, the first THOW moved in last weekend (August 2018). Tiny houses are specifically allowed in the bylaws, though there are stipulations and a very active Architectural Committee.
The bylaws state that the home must be RVIA certified or have a written letter from a local master electrician stating that the house meets Chaffee County electrical codes. Additionally, the bylaws require that the house must have a standard flushing toilet; composting toilets are not allowed.
