Buyers search and make contact for free. When a buyer inquires, we verify their email or phone number before releasing the lead, so sellers only hear from real, reachable people. We never take a commission on a sale — sellers pay only for verified leads, and only after their first three.

How to buy a tiny home

Buying on Nomad Adjacent is free. You deal directly with the seller — we introduce you and step out of the way.

    Search by location, price, and dwelling type

    Browse tiny homes, container homes, van conversions, skoolies, cabins, ADUs, and park model RVs. Filter by state and city, price range, bedrooms, and property type, or use the map to search a specific area.

    Open a listing and review the details

    Each listing shows the asking price, dimensions, location, photos, and a description written by the seller. Measurements are displayed in feet and pounds.

    Contact the seller

    Submit the contact form on the listing. Nomad Adjacent immediately sends you a confirmation email and text message.

  4. 4

    Confirm your email or phone number

    Click the emailed link or reply to the text. Confirming one of the two is what releases your inquiry to the seller, and it is why sellers on this platform respond — they only receive contacts from real, reachable buyers.

    Deal directly with the seller

    The seller contacts you to arrange viewings, negotiation, payment, and delivery. Nomad Adjacent does not process the sale or take a commission.

How to sell a tiny home

Listing is free and there is no commission. You are charged only when a buyer has proven they are reachable, and only after your first three verified leads.

    Create a free listing

    Add photos, price, dimensions, location, and a description. Listing is free — there is no subscription fee and no commission on the sale.

    Your listing is distributed

    Active listings appear in on-site search, in the state and city landing pages, in the listings RSS feed and sitemap, and are promoted on the Nomad Adjacent social channels.

    Receive verified leads

    When a buyer submits the contact form, Nomad Adjacent verifies their email or phone before passing the lead on. You are notified by email and text as soon as a lead is verified.

    Unlock buyer contact details

    Your first three verified leads are free. After that, each verified lead is charged through Stripe, either automatically if you have saved a payment method or manually per lead. You are only ever billed for leads that verified their contact information.

    Close the sale directly

    You negotiate, arrange payment, and handle delivery with the buyer. Nomad Adjacent takes no percentage of the sale.

Does Nomad Adjacent charge a commission on a sale?
No. Nomad Adjacent never takes a percentage of a sale. Sellers pay only for verified buyer leads after their first three free leads, and buyers pay nothing at all.
Is it free for buyers to use Nomad Adjacent?
Yes. Searching listings, contacting sellers, and using the financing request form are all free for buyers. Buyers are never charged.
What is a verified lead?
A verified lead is a buyer inquiry where the buyer has confirmed either their email address or their phone number. Nomad Adjacent sends both a confirmation email and an SMS when an inquiry is submitted, and the lead is only released to the seller once one of the two is confirmed. Sellers are never billed for unverified inquiries.
How much does it cost to sell a tiny home on Nomad Adjacent?
Creating a listing is free. The first three verified leads on an account are free. After that, each verified lead is charged through Stripe. There is no monthly subscription and no commission on the sale price.
Does Nomad Adjacent handle payment or escrow for the sale?
No. Nomad Adjacent is a marketplace that connects buyers and sellers; it does not process the transaction, hold funds in escrow, or arrange delivery. Buyers and sellers complete the sale directly with each other.
What kinds of homes can be listed?
Tiny homes on wheels and on foundations, container homes, converted vans, RVs and campers, skoolies, prefab and modular cabins, accessory dwelling units (ADUs), park model RVs, and building kits or plans. Conventional single-family real estate is not listed.
