26-foot all custom, fifth-wheel tiny house. Hand-crafted by an architectural draftsman as a labor of love over the course of five years. Designed to serve as a mobile writing/artist retreat and rental. All-birch interior with black accents. All casework is custom designed, unique to this tiny house, and hand-crafted by the same designer/builder.

• Composting toilet has rough-ins for standard toilet, should you ever choose to install this tiny house in a permanent location. Water line is already installed and pressurized, and 3" floor drain is hidden beneath vinyl flooring

There are some cosmetic issues and finishing touches that will need to be addressed by the next owner, though I did live in this tiny house for 18 months regardless.** The current price reflects those standing issues. I will absolutely disclose any and all issues, just reach out. I have no intention of receiving any unhappy call backs after purchase (thought I'd be perfectly happy to help talk you through any upgrades/alterations that you may eventually want to make – this was my passion project, after all). The build was well-documented – I'll provide all of the photos and architectural drawings done throughout the build.

**I designed this as a short-term rental. I lived in it through two Ohio winters (climate 5a). Unless you skirt the bottom space, I would personally advise against full-time living in a cold environment. Short-term winter stays are quaint and comfortable, but long-term living (and consistent use of the shower and stove top) builds up moisture in such a well-sealed space, which can lead to condensation at the cooler corners.
