Lake Dallas Tiny Home Village is located in Lake Dallas, 30 miles north of downtown Dallas, nestled between Denton and Lewisville. Originally known as Garza, the community developed in the late 1800s when the train arrived. It became Lake Dallas in 1929 with the creation of the Garza-Little Elm Reservoir. With a population of around 7,000, Lake Dallas offers various amenities, including churches, restaurants, a marina, parks, and schools.
The village is located between office warehouses and residential areas near the Lake Dallas Downtown District, just two blocks from Main Street. A park across the street features an open play area, a children's playground, and the Lake Dallas Library. Another nearby park offers a covered play area, ball fields, a pavilion, and tennis courts. Schools, restaurants, and cafes are all within a few blocks.
Next door to the village, Lake Dallas Bungalows will feature seven duplexes with high-end finishes and reclaimed materials, designed for those seeking nearby housing without downsizing to tiny living.
As an urban tiny home village, Lake Dallas Tiny Home Village is the first of its kind within city limits and downtown, utilizing the International Residential Code Appendix Q. Most lots are 800 square feet, providing ample space for patios, lawns, and gardens alongside tiny homes, which range from 200-300 square feet.
Monthly rent is $650, which includes water, sewer, and trash service, with each lot having a separate electric meter. Leases are for 12 months, renewable yearly, with a focus on well-maintained, owner-occupied homes.
Tiny homes must adhere to International Residential Code guidelines, including Appendix Q, with a requirement for a flushing toilet connected to the sewer line. Homes must be between 7.5 and 8.5 feet wide and up to 40 feet long. Park Model homes, Skoolies, RVs, or homes with slide-outs are not permitted, and rentals, including Airbnb, are not allowed.
The village was developed by Terry Lantrip, a long-time small developer and owner of Urban-Retro, who has revitalized a four-block area of Lake Dallas with both historic and vintage-style structures. He previously owned and published The Lake Cities Sun newspaper in Lake Dallas for 21 years.
