Move-in ready and Montana-proven. This tiny house on wheels is fully furnished, and built to last. Professionally built and finished with premium materials and exceptional craftsmanship, it was designed and built to be a great investment and to handle Montana's harsh winters with ease. We’ve lived in it comfortably at temperatures down to -40°F and it has proven itself capable. It has comfortably been our full-time home (two adults + two dogs) for the past five years. We are the first owners. We are reluctant to sell, but are moving and can’t bring it with us.

The layout is extremely well thought out and practical. There are two lofts - one fits up to a king size bed and has a small closet and the other fits a twin size bed or can be used for storage. The tongue-and-groove-finished interior features a high ceiling, plenty of windows, hardwood floors and an open, but cozy feel.

Utilities & Winter-Readiness

-The only thing you need to be up and running is a 50A outlet and a place to attach a hose.

-The house is currently configured so that everything is powered by a standard 50A RV plug. You could probably get away with a 30A RV plug, especially if you aren’t running the full length of heated hose or aren’t heating the water spigot house. You could also wire it directly into a power source. The house has a standard breaker box, with room to add more branches.

-There are two 240V electric heaters with thermostats built into the walls at each end of the house (one in the main area and one in the bathroom). They are plenty to always keep the house at the perfect temperature.

-The tiny wood stove works great and is also capable of keeping the house as warm as you want on its own, even on the coldest of days. It has a direct air intake installed.

-The Incinolet electric incinerating toilet works great, is a tank, and is easy to take care of.

-Because of the incinerating toilet, there is only greywater to dispose of (no black water/septic needed). This makes off-grid or rural placement much simpler. We are conscious of the soaps/products we use and what we put down the drain, and simply drain the greywater into the field, where it is quickly absorbed and causes the nearby plants to flourish. Could easily be configured to attach to a standard RV greywater hookup.

-All plumbing in the tiny house is located in an interior wall to keep it as insulated as possible.

-Includes 50ft and 25ft Camco -40°F heated hoses with added insulation, custom insulated and heated cover for hose attachment point to house, custom insulated hose junction cover, insulated reclaimed wood water spigot house/cover with access door, redundant heaters, redundant thermostats and redundant power outage alarms, and double-walled, insulated and heated grey water drain pipes).

-19 gallon water heater (electric)

-Insulation: Floors = R34, ceiling = R19, walls = R13

-Because of the extreme insulation on the floors, no skirting is necessary to keep the floors from getting too cold.
