Michael Maddox of Green Bridge Farm has successfully won the variance to legally allow tiny houses on wheels on his property. There are a total of 9 lots available for tiny houses, each approximately 1.5 acres in size. Residents are responsible for installing their own septic systems and drilling wells. The houses must be constructed to RVIA or HUD standards as mandated by the county regulations. Community members will share a common 2-acre site that includes a pond stocked with fish. Additionally, members will have access to a 6-acre area featuring an organic vegetable garden and a grove of fruit trees. High-speed fiber optic cable is installed on-site.

Community Covenants include:

  • Neighborhood association dues of $35/month for maintaining the common lot and roadways.
  • No overhead outdoor lighting.
  • No chain link fencing.
  • A maximum of 10% loss of woodland for housesites.
  • Square footage and height limitations apply.
  • Earthcraft or LEED for Homes guidelines are encouraged but not mandatory.
  • House and site plans must be submitted to the neighborhood association for review.
  • Each lot will have its own well and septic system (not included in the lot price).
  • Setback stipulations will be enforced to ensure privacy and maintain the aesthetic appeal of the entire project.
