This Tiny Home includes 1 Bedroom and 1 Bath, along with two lofts. The loft above the bedroom is currently used as an office, but it can be adapted for other purposes. The second loft, situated above the bathroom, is being used for storage, though you have the flexibility to use it however you see fit.

The home has NEVER had cigarette smoke or pets, ensuring a clean and fresh environment.

Utilities:

  • Standard 50 amp RV electric service hookup.

  • Standard RV water hookup to city supply.

  • RV SEWER gate valve hookup with standard plumbing: DWV, 3″ main trunk line to exit, and 2″ drain and vent pipes. PEX is used for all hot/cold lines.

  • Cable & Phone lines run from utility box to office.

  • 20-Gallon Electric Tank Water Heater.

  • All appliances run on standard residential electricity (120/240V). No gas or propane.

Construction Details:

  • Framing: Standard 2×4 framing with 2×8 Southern yellow pine for the bathroom subfloor and roof rafters. Subflooring is 3/4″ ADVANTEC, secured with T25 3″ screws and PRO spray foam construction adhesive. Extra screws and large lag bolts with washers ensure the structure is built solidly to code, with no corners cut.

  • Insulation: Rockwool in the walls, with Kingspan 1″ & 2″ foam boards used for ceiling and floor insulation.

  • Doors: The front door is a standard metal utility door (36″), providing ample space for moving furniture in and out.

Exterior Enhancements:

  • Siding: Vinyl siding has been installed with T25 grade screws instead of roofing nails, ensuring it won’t detach in high winds or during travel.

  • Roof: Shingles have been installed with additional nails for hurricane protection. Under the shingles, an ICE & Water Shield Underlayment has been applied for long-term durability and protection in colder climates. Hurricane Simpson metal ties have been used on interior wood framing rafters.

  • The exterior is scheduled to be pressure washed, and a few pieces of siding have been repaired. The top pieces are all securely screwed in place. Some touch-up paint on the trim and door will complete the exterior work.

HVAC:

  • Currently equipped with a Senville 9,000 BTU mini-split. I’m exploring an upgrade to a 12,000 BTU unit, as the current system struggles a bit on the hottest summer days. However, it performs well in winter alongside a portable plug-in space heater.

  • Additional climate control includes a brand new GE 10,400 BTU Portable AC unit (installed August 2024), a GE Portable Dehumidifier, a Winix Air Purifier with HEPA filter, and a Dreo Evaporative Air Cooler Tower.

Interior:

  • Paint: All interior and exterior surfaces, including cabinets and trim, are finished with Sherwin-Williams’ HARMONY product for clean indoor air.

  • Drywall: 1/2″ Green Board Mold Moisture Resistant drywall throughout, secured with liquid nails to framing, and special TRIMTEX MAGIC CORNER BEAD used for all inside corners.

Bathroom:

  • 7′ ceiling height, accommodating most people comfortably.

  • GE Stacked Washer & Dryer.

  • Full tiled shower (24×44) with Redgard waterproofing and GoofProof Pitch shower liner system.

  • Standard residential flush toilet.

  • Vanity: Single-piece 36″ top with a recessed medicine cabinet mirror.

Office:

  • The office area is designed for those 5’7″ or shorter to stand comfortably. It includes a heavy-duty steel frame standing desk and a high-quality Steelcase Amia office chair.

Bedroom:

  • The bedroom ceiling height is 54″, allowing for comfortable seating on the bed. The twin mattress and frame are included, with the potential to fit a full-size mattress or possibly a custom RV queen size.

  • All baseboards and trim inside the home are made from pine wood, not MDF.

Repairs and Customization: I’m selling the home as-is because I’m unable to complete a few remaining interior projects. These tasks mostly involve interior carpentry and should be straightforward for a handyman, contractor, or experienced DIY homeowner. The main items needing attention are:

  1. Flooring: The current LVP flooring could benefit from an upgrade. Simply lay a foam board underlayment on top of the existing floor, then install new LVP. Finish with quarter round, caulk, fill holes, and paint as needed.

  2. Staircase/Cabinetry: The staircase/cabinet furniture leading to the bathroom needs to be built and finished. This gives the new owner the exciting opportunity to customize the space to their own taste and preferences!
