This Tiny House is located in Upperco, MD.

I have the title in hand.

There are no certifications for my tiny house.

There is a small debt owed on the tiny home.

The parking spot for the tiny home cannot be rented.

My tiny house has a VIN number: 1H9T62633J1057021.

I built the tiny house in 2019.

The tiny house is 26 feet long and 8.5 feet wide.

The interior floor-to-ceiling height is 11 feet.

The exterior ground-to-roof height is 13 feet.

The house weighs approximately 12,000 lbs.

The living space is around 220 square feet, not including the lofts, or 320 square feet with the lofts.

There isn’t a main-level bedroom in the tiny house.

The tiny house does have a bathroom.

The toilet is a compost toilet from Nature's Head brand.

There’s a shower in the tiny house, not a bathtub.

The shower is part of a wet bathroom, separated from the toilet and sink by a curtain.

The bathroom is equipped with a vent.

There’s no washer and dryer in the tiny house.

Unfortunately, there’s no easy way to renovate the house to include a washer and dryer.

The heating and cooling system is a minisplit.

It’s a Blueridge brand minisplit, installed when I built the house in 2019.

The kitchen cabinets have white laminate faces with maple dovetail drawer bodies.

The kitchen countertops are custom-made from 1/8" welded aluminum, with an aluminum backsplash.

The kitchen sink is a single sink.

The refrigerator is a small Summit brand fridge/freezer.

The stove is an Amana small electric stove/oven with four burners: one large and three small. The oven has two racks.

There’s no dishwasher installed.

The stove has an exhaust system.

I’m including a Molekule brand air purifier with the house.

I’m not including a table with the tiny house.

There is seating included.

The tiny house has built-in furniture.

The built-in furniture includes a staircase/cabinet for the yellow loft, with multiple shelves and one cubby; a long bench with three storage compartments; a large cubby/side table attached to the bench, which functions as a side table in the living room; ladder steps to the blue loft, which is a bookshelf with a cube cubby that doubles as a ladder; and a white modular closet with cubbies, drawers, and a closet bar.

Everything shown in the photos is included with the tiny house.

The house has eight windows in total, including two skylights.

The roof is made of steel.

The exterior siding is a combination of steel and tongue-and-groove pine.

Entry steps are not included.

The house is built on a Hurst Trailers brand tri-axle, 8-lug tiny house trailer.

The hitch on the trailer is a standard ball hitch, though I don’t know the exact measurement.

The trailer has a tri-axle.

The tires are used.

Four leveling jacks are included with the house.

The walls are insulated with approximately 2.5 inches of Rockwool insulation, providing an R-value of R8-10. The floor and ceiling are insulated with about 4 inches of Rockwool, providing an R-value of R15-20.

The plumbing uses PEX flexible pipes with a combination of PEX and SharkBite fittings. Water comes into the house through a 3/4" water main, passes through a sediment trap, whole house filter, and pressure tank, then splits into cold and hot lines. The cold water goes directly to the taps, while the hot water passes through a tankless water heater before reaching the hot taps.

The house has a 50-amp electrical system.

Right now, the house is connected to a 3/4" water line trenched directly into the water system. It doesn’t have an RV water hookup, but installing one should be straightforward.

The tiny house doesn’t have any water tanks.

I installed an Eccotemp i12-LP tankless hot water heater this spring.

The sinks and shower require a grey-water drain, and the compost toilet handles the sewage.

The tiny house doesn’t have solar power.

I worked closely with the owner of Bmore Tiny to build this house. Bmore Tiny has since ceased operations for personal reasons.
